We love your furry companions and welcome up to two per apartment home. There is a pet fee and pet deposit of $300 per animal. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Modera Six Pines offers a multi-level garage. Reserved parking spaces and private garages are also available for an additional monthly fee. We also have Electric Vehicle Charging Stations.
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.

At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.

At Modera Six Pines, there are one-time fees that include an application fee of $100 per applicant, an admin fee of $200, and a deposit of $300. Each month, there is a trash fee of $25/month and a pest/fetch/smart home fee of $40/month. If you have pets, there is a one-time $300 pet fee per pet, a $300 pet deposit per pet, and a pet rent of $30/month per pet.
We do not accept Section 8 vouchers at this time.
Rent is paid online through the resident portal. Modera Six Pines also offers Flex payments! You choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
